What is SDA?
SDA (Specialist Disability Accommodation) funding is a type of funding offered through the NDIS for housing. SDA housing features accessible designs, supportive technologies and safety measures to enhance independent living. SDA comes in various forms, from group houses to individual apartments, tailored to meet specific needs. SDA eligibility is determined by an assessment of the person’s disability-related housing requirements. You will usually need both Supported Independent Living (SIL) funding alongside your Specialist Disability Accommodation (SDA) funding in order to receive support in an SDA home.

Disability Accommodation Design Categories
If you’re new to Specialist Disability Accommodation (SDA), there are four design categories that might be funded to suit your needs:
1. Improved Liveability
This category focuses on homes with enhanced accessibility for people with sensory, intellectual, or cognitive impairments. These homes may feature easy-to-see walls and floors, open living spaces that allow support workers to monitor residents, or layouts with minimal stairs to improve mobility.
2. Fully Accessible
Designed for people with significant physical disability, this housing includes advanced accessibility features. If you rely on a wheelchair – whether manual or powered – or are unable to navigate steps, this option provides the necessary physical accommodations to ensure comfort and mobility in the home.
3. Robust
Built to be extremely durable and minimise the need for ongoing repairs, this category is suitable for people who may have difficulty managing complex or challenging behaviours. Robust housing focuses on safety and durability, taking into account how often property damage occurs and its severity to create a secure and resilient living environment.
4. High Physical Support
For people requiring extensive care, this category offers homes with advanced accessibility features. These could include ceiling hoists, backup power systems and smart home technology to facilitate communication and automation, ensuring the highest level of physical support for daily living.
